1. Scope
These Terms and Conditions govern accommodation inquiries and stays at Villa Topaz Sardegna, Capoterra, Italy.
2. Inquiry and Booking Confirmation
Submitting an inquiry via the website does not constitute a confirmed reservation.
A reservation becomes binding only after written confirmation by the property owner and full payment of the agreed rental amount.
3. Prices and Availability
Prices and availability are subject to confirmation.
The owner reserves the right to correct errors or availability conflicts prior to confirmation.
4. Check-in and Check-out
Check-in: from 15:00
Check-out: until 10:00
Different times may be agreed in advance.
5. Cancellation Policy
- Cancellation up to 5 days before arrival → 100% refund
- Cancellation less than 5 days before arrival → no refund
In case of late cancellation, a change of travel dates may be offered, subject to availability.
6. Use of the Property
Guests agree to:
- respect the property and neighbors
- avoid parties or events without prior permission
- comply with maximum occupancy limits
- maintain mandatory quiet hours after 22:00
Smoking inside the apartments is prohibited.
7. Liability for Damages
Guests are responsible for any damage caused during their stay.
The owner reserves the right to request compensation for damages or extraordinary cleaning costs.
8. Limitation of Liability
The owner shall not be liable for loss, theft, accidents, injuries or damage to guests’ personal
belongings during the stay.
9. Force Majeure
The owner shall not be liable for circumstances beyond reasonable control, including natural events,
utility failures or governmental restrictions.
10. Applicable Law
Italian law shall apply.
